This Lodge offers luxury accommodation inspired by the breath-taking splendor of the Southern Namibian landscape. The Lodge is situated on-route to the famous travellers destination Sossusvlei and the Sesriem Canyons.
DESCRIPTION OF PROPERTY:
The subject property is also situated ± 200 km South West of Windhoek on the Cl 9 (Malthöhe) tarred road.
The property is currently used as a guest farm and a hunting farm and is known as a luxury lodge.
FARM LAYOUT:
The subject property measuring 4258,6708 Ha in extent and is externally fenced in by means of a 2,4 m high game fencing. The ground part of ± 1,2 m also has a jackal proof
The inside of the farm has no camps because it is a hunting farm and for the wild animals to roam freely.
ELECTRICITY AND WATER:
The whole lodge area has been supplied with 3 Phase NamPower electricity and an on-grid Solar Electricity System with ± 216 solar panels.
The water supply consists of 6 boreholes. Three of the boreholes are supplied with solar electric pumps and 3 is supplied with normal electric pumps.
However, one of the boreholes are supplied with a large solar electric system which consist of ± 64 solar panels and deliver water to the lodge and all lodge activities such as garden sprinklers, etc.
Other improvements consist of ± 12 x 10 000 Lt plastic water tanks and 3 corrugated iron and cement dams.
All the water points are strong and deliver enough water.
TOPOGRAPHY AND SOIL TYPE:
Landscapes on the farm consist mainly of level grass/ bush plains, small hill areas, dry river beds and some small natural ground dams. The farm has normal grass/ bush distribution.
The soil consists of a mixture of granite stone and some coarse sand.
VEGETATION:
The vegetation is well suited for cattle and small-stock farming and can be regarded as a good mixture for the area.
The vegetation mainly consists of the following:
SITPAGROTIS UNIPLUMIS (Blinkhaar Grass)
ACACIA MELLIFERA (Swarthaak Bush)
BOSCIAALBITRUNCA (Witgat Tree)
RI-IIGOZUM TRICHOTOMUM (Drie-doring Bush)
ACACIA ERIOLOBA (Camelthorn Trees)
The above is just some of the large variety of vegetation present on the property.
CLIMATE AND RAINFALL:
The prevailing climate of the area is semi-arid, with hot summers and cool winters. The subject property is situated in a summer rainfall area with the rainy season from October to April.
The average rainfall for the area is ± 150 mm per annum.
Temperature during the summer ranges between 25 and 35 degrees centigrade. The dry season is from May to September and winter temperatures ranges between - 2 and 25 degrees centigrade.
The carrying capacity is 1:2,5 ha for small stock units and ± 1:15 ha for large stock units.
DESCRIPTION OF PERMANENT STRUCTURES:
The farm activities and improvements can be divided into 3 sections, namely:
LODGE ACTIVITIES,
HUNTING ACTIVITIES &
GAME AUCTION ACTIVITIES.
LODGE ACTIVITIES:
The improvements at the lodge consists of a large lodge area with a reception, bar/entertainment area, dining room area, spa area, conference room, guest ablutions, 20 guest rooms, managers dwellings, swimming pool, storerooms and some fire pits.
The guest rooms can be divided into 4 x luxury/family rooms and 16 x standard rooms.
Other improvements at the lodge consist of an on-grid solar electricity system with ± 216 solar panels.
HUNTING ACTIVITIES:
The hunters rooms and improvements are situated ± 2 km East of the lodge buildings.
The hunters area consist of 5 bedrooms, communal ablutions, 3 owner bedrooms with en-suite bathrooms, kitchen area, office, storerooms, workers accommodation, old dwelling, large verandas/dining areas, workshop, carports and abattoir areas.
Electricity at the hunters area is supplied with an off-grid solar electric system with ± 12 storage batteries.
GAME AUCTION ACTIVITIES:
The game auction area consist of a large workshop/warehouse area, large steel/iron auction boma with ± 30 auction pens with high elevated iron walk-ways and a loading and off loading facility.
CONSTRUCTION OF IMPROVEMENTS:
LODGE IMPROVEMENTS:
The improvements are constructed with cement brick walls, corrugated iron roof sheeting, rhino board and suspended ceilings, aluminium windows with porcelain tiles and polished cement floors.
All the lodge improvements are in a very good condition.
